Open Meeting & Election

The meeting was called to order at 6:41pm.

A sign-in sheet was provided and verified by Shannon Edwards, our Cedar Management Representative. Copies of the meeting agenda and the 2025 budget were also distributed to homeowners in attendance.

Board Introductions:
The current board members introduced themselves:

  • Kris Bechtel - President

  • Dave McAlister - Vice-President

  • Danny Hanes - Treasurer/IT

  • Mark West - Member at Large
    (Note: Kevin Burr, Secretary, was unable to attend.)

New Website:
The new Sheridan website is now live and serves as a central hub for all HOA-related matters, including news, events, governing documents, and links to the Cedar Management portal for dues and payments. You can also find answers to frequently asked questions, such as updates on the front pond fountain. Visit us at: www.sheridanhoa.com

Budget:
Danny Hanes reviewed the 2024 budget and presented the 2025 projected budget. Homeowners asked questions regarding specific line items, which were addressed by Danny and Kris Bechtel.  

Utility Bills:

Questions around why the utilities were so high. This is a result of electricity at the pool as well as things like Pool Wi-Fi, Security Cameras, Water Fountain lighting etc. 

Landscaping:

We review contracts every year; We are currently paying for maintenance of the common areas which includes mowing, edging, trimming, bush trimming  and emptying the trash around the ponds. Danny pulled up a map and explained what property is owned by the HOA (common area).

Reserves:

A reserve study was done in 2020 and based on the results, our reserves are about $43,000 behind schedule. We are attempting to get ourselves into a solid financial position to ensure we never have to perform a special assessment. We are planning another reserve study in 2025 to see where we stand. Once that is complete we will share that with the community. For now, the dues will be going up 10%.

Repairs:
After putting out bids to multiple companies, we contracted Dragonfly for repairs and ongoing pond management. Due to the $80,000 quote for repair, the work will be done in phases over the next four years, with Phase 1 already completed. Additional repairs completed this year:

  • Replaced pool water fountain

  • Hired tree removal services after storms

  • Cleaned and pressure washed the playground

Volunteer Contributions:
Volunteers and board members helped spread over 100 bags of mulch, repaired pool bathrooms, fixed benches around the pond, and replaced HOA fencing, saving the HOA approximately $3,000.

Fences:

A fairly lengthy discussion ensued regarding the fences around the community.

We sent out a survey months ago asking for input regarding the common area fencing and based on that survey, we have made the following decision. 

Any HOA installed fence that has been modified or attached to in any way is the responsibility of the homeowner. For example, if any of the following modifications have been made, the fence is the homeowners. 

  • Chicken wire has been attached to the HOA fence. 

  • A gate has been installed on the HOA fence. 

  • Side fencing has been installed to close in your backyard using the HOA fence. 

  • You have bushes, trees, plants or anything else pushing against or otherwise putting undue stress on the fence. 

Examples of fencing that is the responsibility of the HOA would be. 

  • The only fence in your yard is the HOA fence. 

  • You have an interior fence for a pool that is not attached to the HOA fence.

No Fishing/No Trespassing Signs:
Signs have been posted at all pond entrances, citing enforceable NC statutes. If you observe trespassers, please call 911. The board is looking into a few different options for fishing enforcement and will update the community when we are closer to a decision. 

No Parking Policy:
Parking at the pool is prohibited from 10PM - 7AM, and violators will be towed by Snoork Towing. A “no parking sign” has been installed with information for the towing company.

Enforcement begins today.

Volunteers Needed:

We have created a volunteer group accessible via Slack. This appears to be working more successfully than having  volunteers work on specific committees. Now if a task needs to be completed, we ask the general volunteer group and those able to assist do so.  If you would like to join, please email us at board@sheridanhoa.com. The more hands we have, the less costly it is for you!

Board Elections:
Danny Hanes and Kris Bechtel were re-elected to the board by majority vote.

Attendance:
31 homes were represented—a record turnout! We appreciate the productive discussions and hope to see even more homeowners at future meetings.

Upcoming Event: The 2024 Sheridan Winter Extravaganza will be held on Dec 14th from 12:30-2:30pm.  Please come by and enjoy music, snacks, crafts, games and of course see Santa with your family and friends.  More information to come!
