Community Updates

Open Meeting Updates

As you know, we recently held an open meeting with the community to address concerns and provide you all with updates. We wanted to take a moment to share those updates for those who could not attend.


Budget & Dues

First and foremost, if you ever want to review the budget information, or spending, you should be able to access that information in the Cedar Management Portal which is located at https://portal.mycmg.com/

Our biggest expense this year is going to be the repair of the walkway and drainage around the front pond of the community. Due to the current budget, we are only able to repair a few of the areas, and will be targeting the rest over the next several years.

Again this year we will be raising dues. We will be going from $660 to $726. To set expectations, we anticipate this will be the norm for several more years.

We are however almost to a point where we can begin looking to invest our reserves in CD’s for some added income. We won’t do this until we are able to comfortably set aside that money for the term of the CD.


Board Member Updates & Election

As you know, October is our yearly election time. Once we secure a location and date / time, we will send that information

out to all homeowners.

This year, two positions will be up for election, and will be elected for a two year term.

Additionally, Joe Bonansinga has decided to step down from the board. If anyone has any interest in serving on the board, please reach out to us at board@sheridanhoa.com to express your interest. This board will vote to fill this role before the election in October.

The Ponds & Fishing

We are aware of the ongoing issue with non residents trespassing on our property and fishing in our ponds. To address this, the HOA is taking proactive measures to alleviate the situation. We have ordered additional “No Fishing" signs as well as "No Trespassing" signs that include the relevant North Carolina statute. This will enable law enforcement officers to ban anyone who is not a resident from our property.

We need everyone's cooperation to effectively address this issue. If you see individuals fishing who you know are not residents, please call law enforcement using 911. For someone to be banned, both the officers and the trespasser must be present, and the officers must inform the individual that they are not to return. If you are uncomfortable meeting with officers to witness the subjects being banned, please contact an HOA board member and if we are available we will meet with law enforcement when they arrive to be witness to the subject being banned.

In addition, we are considering creating fishing “permits” for our community, making it easier to identify residents fishing at the ponds.
